Cockroach Control in Your Kitchen and Bathroom, with a 5-Year Guarantee
If you're seeing small, light-brown cockroaches by the sink, or they scatter when you open a cupboard, their nest is very close, usually behind the appliances or inside the cupboard hinges. The big cockroach that climbs out of the drain is a different species with a different treatment. We tell them apart and treat each one where it lives.

Why do cockroaches come back after spraying?
Cockroaches are one of the pests people most often try to handle themselves. A can of spray from the supermarket, a good blast around the kitchen, and they vanish for a couple of days. A week later they’re back, sometimes in bigger numbers. Getting rid of cockroaches with spray is hard, and the reason is where they live.
Spray doesn’t reach the nest
The small kitchen cockroach spends most of its time hidden: inside cupboard hinges, under the fridge motor, inside the microwave, behind the sink. The ones you see on the counter are a small part of the population. Spraying into the air kills the cockroaches it touches, and the rest wait in the cracks for things to calm down.
The eggs are protected
The female German cockroach carries her egg case at the tip of her body until it’s close to hatching. The case holds dozens of eggs under a protective shell, and ordinary insecticide usually doesn’t affect it. So even if the spray kills the female, the eggs she carries can still hatch. That’s why cockroaches return weeks after a spray that seemed to work.
Insecticide ruins the gel
Lots of people make this mistake. They have gel put down, see cockroaches in the first few days, get worried and reach for the spray. The smell of insecticide drives cockroaches away from the whole area, gel included, so the treatment stops working. Cockroaches exposed to years of insecticides have also become resistant to some of them, so the spray that used to work no longer does.
The large cockroach doesn’t come from the kitchen
If your cockroach is big and dark reddish, spraying the kitchen won’t fix anything. It’s coming from the sewer system, climbing out of the floor drain, the bathroom trap, or around a pipe that isn’t sealed properly. Treatment starts at the drains themselves, by sealing the openings it uses and fitting tight covers on the traps. Sometimes a home has both types, small ones in the kitchen and large ones in the bathroom, and if only one gets treated, the other stays.
What does work
First, work out the type of cockroach and where it nests. Then gel in the cracks the small ones use, drain treatment if large ones are present, and a few weeks with no spray at all while the gel does its job. Cockroach control usually goes wrong at that last step, because people get impatient and spray.
The Formax method
How we get rid of cockroaches in your kitchen and bathroom
- 1
Inspection: small or large cockroach?
The technician opens the cupboards, looks behind the fridge, cooker and washing machine, and checks the drains and bathroom traps. The type of cockroach decides the treatment, because the small one nests in the kitchen and the large one comes from the drains.
- 2
A written plan and a final price
We tell you which areas will be treated and how, whether you need to clear anything out of the cupboards, and the final price. Nothing gets added once we've started.
- 3
Gel in the cracks for small cockroaches
Small dots of gel go inside cupboard hinges, behind appliances, around the sink and in the cracks cockroaches travel through. They eat it and go back to the nest, so it reaches the ones hiding there as well, which spray can't do.
- 4
Drain treatment for large cockroaches
If they're coming from the drains, we treat the floor drains, the bathroom and kitchen traps, and the vents they use to get in. We also tell you which drain needs a cover or which pipe needs sealing around it.
- 5
Follow-up and a written guarantee
We send after-treatment instructions on WhatsApp. The most important one: don't spray insecticide on the gel. If cockroaches come back during the guarantee period, the visit is free.
Safety
Safe for your children and pets while we treat cockroaches
Before any spraying you know which product we use, how long to stay out and when to come back. Nothing is left to be explained after we finish.
-
Gel in cracks, not on the counter
Gel goes where a child can't reach, inside hinges and behind appliances. It doesn't go on the counter or the shelves where you keep food.
-
No need to cover your food
Nothing is sprayed into the kitchen air, so you don't need to empty cupboards or throw food away. Just clear any uncovered food off the counter on the day of the visit.
-
Pets and children
If you have a cat or a crawling baby, tell us before the visit and the technician will choose the gel spots with that in mind. We'll also tell you how long to keep away from treated drains.

How much will it cost?
The price of cockroach control depends on the size of the kitchen, the number of bathrooms, the type of cockroach (small, large or both) and how bad the infestation is. Send a photo of the cockroach, even a dead one, with the rough size of your flat, and we'll reply on WhatsApp with an initial quote. Our team answers calls and WhatsApp messages in Arabic and English.
Type of pest
Bed bugs need two visits, cockroaches need gel and follow-up, rodents need bait stations. Each pest has its own work.
Size of the place
A 90 m² flat is not a villa with a garden. The price follows the area that needs treatment.
How bad it is
If it has only just started, there is less work. If it has spread to several rooms, the plan grows.
Type of property
A home is not a restaurant or a warehouse. Commercial sites have periodic contracts with different pricing.
Send the type of pest (or a photo), the place and its approximate size, and we will reply with an initial price. The final price is confirmed after the inspection and before we start.
A 5-year guarantee in writing, not just words
A 5-year guarantee on the service, written on a certificate you receive at the end of the visit. If the pest comes back at any point during that period, one WhatsApp message and we come back.
- 1 The guarantee is written on a certificate you receive with the invoice, stating the pest and the guarantee period.
- 2 If the pest comes back within the guarantee period, the follow-up visit is free, no arguments.
- 3 The guarantee stays valid as long as you follow the technician’s after-treatment instructions (we send them to you in writing on WhatsApp).
Common questions
Questions about cockroach control
Does spraying get rid of cockroaches for good?
Spraying alone usually doesn't, but gel in the cracks does if it's applied properly. Spray kills the cockroaches it touches, while the nest stays inside hinges and behind appliances. Cockroaches eat the gel and carry it back to the nest, which is how it reaches the hidden ones. That's why our cockroach control starts with gel in the kitchen, plus drain treatment if large cockroaches are around.
How long do cockroaches take to disappear after gel?
Most people notice a clear difference within one to two weeks. In the first few days you may actually see more cockroaches in daytime, which is normal: the gel is affecting them and they're leaving their hiding places. Just don't spray anything during this time, because spray keeps them away from the gel. If you still see activity after two weeks, call us and we'll come back to check.
How is treatment different for small and large cockroaches?
Small ones are treated with gel, large ones at the drain. The small German cockroach lives and breeds inside the kitchen itself, in hinges and behind appliances, so treatment goes into those cracks. The large American cockroach comes from the sewer system, so we treat drains and traps and seal the openings it comes out of. Not sure which one you have? Send a photo on WhatsApp.
Why did the cockroaches come back after I sprayed myself?
Because the spray never reached the nest or the eggs. The small female carries her egg case until it's nearly ready to hatch, with dozens of eggs inside, and spray doesn't affect it. Heavy spraying also drives cockroaches into another cupboard or the flat next door, and they come back later. And some cockroaches have become resistant to many of the sprays sold in shops.
Is cockroach treatment safe with children at home?
Yes, when it's done with gel in the cracks. Gel goes into hidden spots like hinges and behind appliances, not on the counter or the floor, and we use registered home-use products. If you have a crawling baby or someone with a chest allergy, tell us before the visit and the technician will plan the gel spots and the drain treatment around that.
Do you treat cockroaches in restaurants?
Yes. Restaurants are among the places where small cockroaches nest most, inside equipment, fridges and cracks. We set up a periodic contract with fixed visits and a written report after each one listing the products used, which helps with inspections. Visits can be after closing or before opening, so the kitchen and your customers aren't disturbed.
What does the guarantee cover for cockroaches?
The guarantee lasts 5 years and is written on a certificate you get with the invoice, showing the pest type and the duration. If cockroaches come back in that time, we return and treat for free, provided you follow the instructions we send on WhatsApp. The main ones: don't spray insecticide over the gel, and fit covers on the drains the technician points out.
