About rats and mice

Why do rats come back even after you put down poison?

Most people who call us about a rat have already tried something: poison pellets from the herbalist, a glue trap, or a gadget that gives off a sound. Sometimes a rat does die, the house goes quiet for a week, and then the scratching starts again.

The opening is still there

Rats aren’t born inside your home. They come in from somewhere: a gap next to the drain pipe under the sink, the air-conditioning hole, a space under the light-well door, or a crack in the false ceiling. A young rat can squeeze through a far smaller gap than you’d imagine, because its body gets through wherever its head fits. Kill the rat inside, leave the opening, and the next rat that smells food will use the same way in.

Large rats don’t fall for it easily

Large rats are very wary of anything new on their route. Put down food laced with poison and a rat may taste a little, and if it feels unwell, it stops eating it altogether. If it sees another rat stuck on a glue trap, it may change its route. So the stations go on the path it already uses and stay there a few days until it accepts them.

Scattered poison causes bigger problems

Many people think rat control means poison pellets thrown into the corners. Pellets on the floor or behind the fridge can end up in a child’s hand or a cat’s mouth before a rat finds them. Rats also carry pellets off and hoard them, and you find them later in a drawer or a box. There’s another problem: a rat that eats poison in the open may crawl into the ceiling or behind a wardrobe to die, and the smell lingers for days.

Food is easy to find

Rats return to wherever they found food and water: an open bin, cat food left out all night, a sack of rice on the storeroom floor. That doesn’t mean the place is dirty. It means the rat knows where to eat, and it won’t give that up easily.

What solves the problem

Rodent control done properly follows an order: find where they get in, put bait or traps on their route, seal the opening, and come back to make sure food has stopped disappearing. Most of the attempts we see only do the second step. Sealing the opening matters most, because it’s the only step that stops new rats getting in.

The Formax method

How we get rid of rats and mice in your home or workplace

  1. 1

Inspection: where are they getting in?

The technician goes over the whole place: under the sink, drain openings, around gas and air-conditioning pipes, the false ceiling and the light well. They look for droppings and grease marks to trace the route from the entry point to the food.

  2. 2

A written plan and a final price

We write down how many stations you need and where they go, the openings we'll seal, the follow-up dates and the price. That price doesn't change once we start, even if we need to add a station.

  3. 3

Bait stations locked with a key

The bait sits inside a closed plastic box that only opens with the technician's key. Rodents can get in to feed, but a child or a cat can't reach it. Stations go along the rodents' own route, not in the middle of the room.

  4. 4

    Traps in sensitive spots

In the kitchen, the false ceiling and anywhere a dead rodent would leave a smell, we use traps instead of bait, so it gets removed instead of dying behind a wall.

  5. 5

    Sealing gaps and follow-up

We seal the gaps they use with materials they can't chew through, and tell you about any opening that needs a plumber or a carpenter. A follow-up visit checks whether bait has been eaten, and we keep going until activity stops.

Safety

Safe for your children and pets while we treat rats and mice

Before any spraying you know which product we use, how long to stay out and when to come back. Nothing is left to be explained after we finish.

  • The bait is under lock and key

We never scatter poison pellets on the floor or behind the fridge. Every bit of bait sits in a locked station, and only the technician has the key.

  • Cats and dogs stay safe

The bait is fixed inside the station, away from the opening, so a cat or dog can't get to it. If you keep birds or rabbits, tell us and we'll place the stations away from them.

  • Registered products, recorded locations

We use registered, approved baits and show you where every station is. In restaurants and warehouses we record station locations in the report so anyone can check them.

Prices

How much will it cost?

The cost of rodent control depends on the size of the place, how many openings need sealing, how many stations are needed, and whether it's a home or a restaurant or warehouse that needs closer follow-up. Send us a photo of the droppings or something that's been chewed, with the rough size of the place, and we'll reply on WhatsApp with an initial quote. Our team answers calls and WhatsApp messages in Arabic and English.

01

Type of pest

Bed bugs need two visits, cockroaches need gel and follow-up, rodents need bait stations. Each pest has its own work.

02

Size of the place

A 90 m² flat is not a villa with a garden. The price follows the area that needs treatment.

03

How bad it is

If it has only just started, there is less work. If it has spread to several rooms, the plan grows.

04

Type of property

A home is not a restaurant or a warehouse. Commercial sites have periodic contracts with different pricing.

Send the type of pest (or a photo), the place and its approximate size, and we will reply with an initial price. The final price is confirmed after the inspection and before we start.

A 5-year guarantee in writing, not just words

A 5-year guarantee on the service, written on a certificate you receive at the end of the visit. If the pest comes back at any point during that period, one WhatsApp message and we come back.

  1. 1 The guarantee is written on a certificate you receive with the invoice, stating the pest and the guarantee period.
  2. 2 If the pest comes back within the guarantee period, the follow-up visit is free, no arguments.
  3. 3 The guarantee stays valid as long as you follow the technician’s after-treatment instructions (we send them to you in writing on WhatsApp).

Common questions

Questions about rodent control

What does rodent control in Egypt involve besides poison?

Mainly, closing the route the rats use to get in. Poison on its own kills a rat or two, and the opening stays there for the next ones. We inspect the place, find the entry points, set key-locked bait stations and traps along the rodents' route, seal the gaps, and keep coming back until activity stops completely.

How long does it take to get rid of rats?

In most homes, activity drops clearly within the first one to two weeks. It varies with the number and type of rodent, because large rats are wary of anything new and can take a few days to go near a station. That's why follow-up is part of the plan, and we only close the job once the bait stops being eaten.

What if a rat dies inside the wall and smells?

It can happen with any bait, so we plan against it from the start. In enclosed spaces like the false ceiling and the kitchen we use traps instead of bait, so the rodent is caught where you can reach it. If a smell does appear, call us and we'll help you find the spot as best we can. It usually fades within days if you open the windows and air the place.

Do ultrasonic devices or strong smells keep rats away?

Usually not, or only for a while. Ultrasonic devices, peppermint oil and pepper may keep a rat out of one corner for a few days, but it gets used to them or just moves to another room. Keeping rats out for real means sealing the opening they use, removing the ones inside with bait or traps, and leaving no way in for new ones.

Are bait stations safe if I have children?

Yes, and that's why we use them. The bait sits inside a heavy plastic box locked with a key that only the technician carries, so a child can't open it or reach the bait, even by turning the station over. We show you where every station is. If you're not comfortable with one in a child's room, tell us and we'll swap it for a trap.

Do you work in restaurants and warehouses?

Yes. In restaurants and warehouses we record every station's location in the report, and at each visit we check the stations and note whether bait has been eaten. After the visit you get a report of the products used and the activity we found, which helps during inspections. Visits can be after working hours so you don't have to close.

What does the guarantee cover for rodents?

The guarantee lasts 5 years and is written on a certificate you get with the invoice, showing the pest type and the duration. If rodents come back in that time, we return and treat for free, provided you follow the instructions we send on WhatsApp. The main ones: sealed openings stay sealed, and any plumber or AC technician who makes a new hole closes it, since that's the usual way rats get back in.
